Family Maintenance Assignments of ACR by year
ACR MAINTENANCE SCHEDULE ASSIGNMENTS
Groups are set up by year:
2020: Group 1 -Robert family [Covid restrictions]
2021: Group 1 -Robert family
2022: Group 1 -Alcea, Sara, Betty families
2023: Group 1 -Sonja/Vernon families
2024: Group 1 -Kent family
2025: Group 1 -Janel family
2026: Group 1 -Randy family
2027: Group 1 -Robert family
Example: [assignments just go in order or yearly group with a rotation schedule that matches the above assignments for Group 1. Then the next year, your assignment would drop down to the next number. when you have had your turn at #6, you would then rotate up to #1, and so forth.]
2021: Group 1 =Robert family
Group 2 =Alcea-Sara-Betty

ASSIGNMENTS:
Group 1 :
(Note: corporation will pay for supplies when receipt is forwarded to secretary)
– Turn water close to May 27, check to make sure all taps and spigots
– Turn water off Sep 30, check taps and spigots
– Walk fence and report any repair issues in May through September
– Check trespassing signs, check gate, check locks,
– Winter maintenance checks, report to president / secretary
– Generator Shed – check building, supplies, and locks
– Winterize the washing machine as per instructions
Group 2 :
(Note: corporation will pay for supplies when receipt is forwarded to secretary)
– Thoroughly clean inside of cabins and restock supplies (trash bags, etc.)
– Wash and maintain linens during summer months (May – Sep)
– Report anything that needs to be replaced or broken
– Rodents / pests pellets – replace monthly
Group 3 :
(Note: corporation will pay for supplies when receipt is forwarded to secretary)
– Cutting + stacking firewood by each cabin (monthly)
– Clears roads back of trees, bushes, large rocks, etc.
Group 4 :
(Note: corporation will pay for supplies when receipt is forwarded to secretary)
– Restroom/shower deep cleaning
– Wash towels / restocks expendables
– Laundry facility – restock
Group 5:
(Note: corporation will pay for supplies when receipt is forwarded to secretary)
– Trim grass for campers the middle of June (yearly)
– Spray weeds – attachment to 4 wheeler (yearly)
– Support beam in grandad cabin for winter months (in October yearly)
– Check chimney covers, rain gutter (yearly)
– Check culvert and clear (yearly)
– Painting / touch up
Group 6 –
General-Special Maintenance Projects (Note: corporation will pay for supplies when receipt is forwarded to secretary)
– Sage brush removal – every 3 years (2020, 2023, 2026, 2029)
– Tick spray – every 3 years (2021, 2024, 2027, 2030)
– Replant grass – every 3 years (2022, 2025, 2028, 2031)
– Create/clear 3 camping spots (wait BOD instructions)
– Tractor maintenance – as needed
– Gravel/drains around cabins – check/replace every 7-8 years (2022, 2027)

Maintenance schedule, manual, operator instructions, send out notices

This is a notice that a ACR reservation has been cancelled for the dates of Jul 27 – Aug 1.
If you are interested in reserving this time and the 3 cabins, please let me know and I will schedule it.

2021 ACR MAINTENANCE ASSIGNMENTS
2020-21 REUNION ASSIGNMENT: ROBERT ANDERSON FAMILY
We need to pay special attention to these assignments. These things need to be done every year faithfully to ensure that Granddad’s commitment to this ranch for us stays usable for all his family.
Please let the President or Secretary know who is going to spearhead your assignment in the coming year. Let Secretary know if you need updates or reminders please.
Families 2020-21 Assignments
ROBERT FAMILY
Group 1
Opening-Closing of property; winter checks; generator and storage shed Reunion; turn water on by May 27; summer prep of washing machine/bathrooms; ck taps and spigots; walk fence; ck bldg. supplies-locks. Winterize washer/toliets; turn off water by September 30
ALCEA/BETTY/SARA
Group 2
Cabin maintenance: Clean cabins, restock supplies and put in the shed in plastic bins; wash/maintain linens during summer season; rodent-pest control.
SONJA/VERNON Group 3
Firewood; roads maintenance. Cutting-stacking firewood for each cabin; clear roads of hanging tree limbs, rocks, bushes.
KENT FAMILY Group 4
Restroom-laundry maintenance. Restroom-Shower-Laundry room cleaning; wash towels during the summer months; restock expendables and stored in plastic bins in shed.
RANDY/DEBBIE FAMILY Group 5
Field grass; chimneys; culvert; firepits. Trim grass in fields around Pavilion and Granddad cabin the end of June; spray weeds; check culvert; Paint/touch up to maintain outside of laundry room and fire pits; clean out ashes. Check chimney covers, rain gutters in spring and fall [cover in fall, open in spring]
JANEL FAMILY
Group 6
General Maintenance: Special projects of needs, such as: Sage removal/tic spray if needed; 1future camping spot w/ fire pit

Quick update on ACR water status
Hello all:
Right now we have a broken water pipe between the Pavilion and Granddad’s cabin. Also, the water heater was left on and empty so it is broken. We are working on getting these items fixed promptly. The restroom is still usable but you must fill the water tank yourself before you flush and no water to granddad cabin’s or inside the pavilion until the line is fixed. Water is available through the spigots.

Bathroom access without a key
From May 31st to September 30 each summer season, for anybody who is using the ACR property, people can use a restroom that has a code access on it. To access this restroom please follow these instructions.
Touch the pad with the palm of the hand to activate it. Then enter 1908*. This will release the locked door and you can then enter.
Please contact the Board of Directors or Joan Keller if there is any damage or problems at the ACR so that they can be resolved immediately. Contact info is cougar.ranch.corporation@gmail.com or 801-870-9532.
